What is the 99-Day Sprint?
The 99-Day Sprint is a fixed-term service in which Crudoimage takes over and runs the entire selling operation for a residential developer’s finished, unsold flats for 99 days — enquiries, follow-up, qualification, brokers and site visits. You set the price and you close. If no flat sells, the monthly fee is ₹0.
It is not a marketing retainer, a lead-generation contract or a brokerage. Those sell you enquiries and step back. This is the selling function itself — staffed, operated and reported on daily — installed on a project you have already finished building.
What gets installed on your project
Six systems go in at the start of the sprint. Your team learns nothing and installs nothing; they see one screen at most.
- Enquiry response. Every enquiry gets a reply in two minutes, day or night. Not a queue that someone works through in the morning.
- Qualification. Budget, configuration fit, purchase timeline and loan readiness are established before anyone on your team spends an evening.
- Database revival. Last year’s enquiries get called again. The first site visits usually come from that list, before you spend on anything new.
- Broker and channel-partner activation. Brokers always know which flats are still free, the buyer confirms who introduced him, and payouts land on a fixed date.
- Live availability. Every flat shows as sold, blocked or free. Units blocked for buyers who stopped answering go back on sale automatically.
- One reporting screen. Every call, note and buyer is saved with you, not on a salesperson’s personal phone. Nothing is lost when someone leaves.
Do you take over the pricing?
No. Everyone quotes the same price, taxes included, and you decide that price. Where a gap needs closing we reach for payment terms and timing before the rate card. A discount re-prices every remaining unit and reaches the buyers who already paid you in full.
What happens if nothing sells?
If no flat in the covered inventory sells within the 99 days, the monthly fee for the engagement is ₹0. That is the whole basis on which we take a project on. The fee itself is confirmed on the call, against your own holding cost — an empty flat costs roughly ₹40,000–80,000 a month to keep, and the arithmetic only makes sense next to that number.
Who is this for?
Indian residential developers and promoters holding finished, occupancy-certified flats that have not sold. Typically the tail of a project rather than a launch — the last twenty to forty units, where the flats are fine, the price is fine, and the selling operation stopped existing.
How the 99 days run
Week one is the database: last year’s enquiries called again, and the first site visits booked off that list. By week two brokers are activated and live availability is running. From there it is a daily operation — every enquiry answered, every live buyer followed up, every visit hosted and followed through — with a report reaching you each morning.
What it does not include
- Construction, snagging or completion work
- Setting or approving your price
- Legal conveyancing and statutory approvals
- Brokerage itself — channel-partner commissions are paid by you at your existing rates, and we take no cut of them
