Then ask how many were contacted more than twice. The honest answer is usually a small fraction.
That gap is the cheapest inventory-moving opportunity you have.
Why old enquiries are undervalued
An eight-month-old enquiry gets treated as a dead lead. Consider what it actually represents.
That person was in the market for a flat. They saw your project specifically and liked it enough to give you their number. Something then intervened — a loan that did not come through, a job posting, a family decision, a spouse who wanted to see more options.
Very few of them thought “this project is not for me”. Most were interrupted.
Some have bought elsewhere. Many have not — and a meaningful share of those are still looking, or are looking again.
What makes this list different from a bought list
You are not cold-calling. You are following up on a conversation they started.
That single fact changes the opening, the response rate and the tone. “You had enquired about our project in March — I wanted to check whether you are still looking” is a legitimate call. It is not an intrusion, because they initiated it.
How to work it properly
Segment before you dial. People who visited the site are a different list from people who only enquired. Those who reached a price discussion are different again. Work the warmest first.
Lead with what has changed. There is usually something genuine: the project has received OC, possession is now immediate, a configuration they wanted has become available, a payment structure now exists that did not before. A call with real news performs far better than “checking in”.
Accept the update, whatever it is. Some have bought. Record it and move on — that is useful information, not a failure. Some are looking now. Some will be next year, and belong in a long-cycle list rather than a bin.
Use the right channel. Many of these numbers are on WhatsApp and will respond to a message when they will not answer an unknown call.
Why this beats a campaign on cost
A campaign has a cost per enquiry. The database has already been paid for — the acquisition cost is sunk.
Working it costs time and a system, not media spend. And because these people already know the project, the conversation starts several steps further along than a fresh enquiry does.
The reason it does not happen
It is nobody’s job. Marketing generates new enquiries. Sales works today’s enquiries. A list of two-hundred eight-month-old numbers belongs to neither, so it sits in a spreadsheet.
