A buyer does not forward your emailed brochure to their father. They forward the floor plan you sent on WhatsApp to the family group, and the decision gets made there.
Any sales process that treats WhatsApp as a secondary channel is watching the wrong room.
Why it dominates here
It is where the family conversation happens. A flat purchase is a household decision. WhatsApp is the household’s channel.
It suits the format. Floor plans, photos, a short video walk-through, a payment schedule — all easy to send and easy to forward.
Replies come at real hours. A buyer who will not take an unknown call at 10pm will happily reply to a message.
The message stays. It sits in the chat while the decision is discussed over days, unlike a call that ends.
What good practice looks like
Reply fast, in minutes. The same rule as any enquiry, and easier to meet on this channel.
Write like a person. Broadcast-formatted marketing text reads as spam and gets muted. A normal sentence gets a reply.
Send what helps the decision. Floor plan, the specific unit’s details, payment structure, and directions for the visit — not a fourteen-image dump.
Keep one thread per buyer. Nothing damages trust faster than a buyer being messaged by three people from the same firm who clearly have not spoken.
Recognise a forward. When your message is being shown to a parent or spouse, it should stand on its own — the unit, the price, the terms, plainly stated.
Business account, not personal
Use WhatsApp Business rather than someone’s personal number. It gives you a labelled business profile, greeting and away messages that acknowledge instantly outside working hours, quick replies for common questions, and continuity when a team member leaves.
That last point is the one developers learn the hard way — a personal number walking out with an employee takes the buyer relationships with it.
Consent and data
Buyers who enquired have given you a number for a purpose. Messaging them about the project they enquired about is what they expect.
Adding them to broadcast lists for other projects, or passing numbers to third parties, is a different matter — and India’s DPDP Act sets expectations about notice and consent for personal data.
